Where this fits, and where it does not
Analysis for your decision, not a regulated deliverable
This needs a plain distinction, because the two are often sold as one thing.
A Missouri housing credit application requires a market study prepared by an analyst on the agency's own approved provider list. That is a regulated deliverable from a named panel of firms, and this firm is not on that list. If that is what you need, say so and you will be told where to get it.
What this is instead is the analysis that happens before that: whether the site works, whether the demand is real, whether the deal can carry its own debt, and whether it is worth commissioning the formal study at all. That judgment comes from having taken deals through the process, not from having run the report.
